ToteWorks
For property managers and management companies

Make move-in easier without managing boxes.

Give residents access to reusable moving totes while ToteWorks handles delivery, pickup, and cleaning.

Three ways to get involved

We're keeping this honest: there's no on-site inventory, no subscription, and no guaranteed availability today. Each option below is a real, currently available way to work with us - not a promise of something we haven't built yet.

  1. Option 1

    Resident Resource Program

Free to include - no cost for simply referring residents.

    • Your property includes ToteWorks in move-in emails, resident portals, welcome materials, or move-in checklists.
    • The resident selects and pays for a normal residential package.
    • The resident signs the rental agreement and remains responsible for the totes and dollies.
  2. Option 2

    Property-Sponsored Move Credit

The property contributes toward one specific resident's rental.

    • The property contributes an agreed amount toward one specific resident's confirmed rental.
    • The resident pays the remaining balance and all applicable taxes, distance charges, add-ons, late fees, and damage/loss charges.
    • This is currently an inquiry/manual setup process - no stored-value credit infrastructure exists yet.
  3. Option 3

    Property-Sponsored Rental

The property requests to pay the full package charge.

    • The property can request to pay the standard package charge for a specific resident.
    • The resident must still accept the customer rental agreement and equipment responsibility, unless a future written business agreement explicitly changes that arrangement.
    • All orders remain subject to our normal availability and operating policies.

What we don't offer yet

To stay honest about where this program is today, we don't publicly offer any of the following. These remain possible future pilots, not current features.

  • On-site apartment inventory
  • Unlimited memberships
  • Monthly subscriptions
  • Guaranteed inventory
  • Community move days
  • Permanent inventory reservations
  • Automatic resident discounts

How responsibility works

A few things we want every partner to understand clearly before referring or contributing toward a rental.

  • ToteWorks delivers empty totes and dollies, and retrieves them empty - we never pack, load, transport, or store customer belongings, and we never take custody of anything inside the totes.
  • The resident or client is the one who books the rental, accepts the rental agreement, provides a payment method, and is responsible for missing or damaged equipment.
  • A referring partner is not automatically responsible for the customer's equipment - the customer's own rental agreement is what governs that responsibility.
  • A partner contribution toward a rental does not cover late charges, missing equipment, damage, chargebacks, or other incidentals - those remain the customer's responsibility under the standard rental agreement.
  • Availability is never guaranteed until the customer's order is actually confirmed, subject to our normal inventory and service-area rules.

Apartment & Property Partner FAQ

Who is this program for?

Property managers, leasing teams, and management companies who want to make move-in easier for residents without taking on box storage or logistics themselves.

Does the property need to store or clean any totes?

No. ToteWorks delivers totes directly to the resident and picks them up empty after the move - your property never stores, cleans, or handles equipment.

What does the resident actually receive?

The same ToteWorks rental any customer can book: a set of reusable, attached-lid totes and at least one dolly, delivered and picked up within our standard service area, for a 14-day rental.

How do service-area and distance charges work?

The same way they do for any ToteWorks rental. Delivery and pickup are included within our standard 20-mile service area; addresses farther out may have an extended-distance fee, or need a manual quote past 30 miles.

Who signs the rental agreement and takes responsibility for the equipment?

The resident always accepts the rental agreement and is responsible for the totes and dolly, unless a future written business agreement with your property explicitly changes that arrangement.

How do we get started?

Use the inquiry form on this page. We'll follow up by email to talk through the details for your property.
